The building elements are used to define exterior spaces with wings enclosing south facing private terrace

protected from prevailing winds by the 2 storey element to the west

SITE CONTEXT

2 storey dwelling is carefully set into a sloping rural site - design is positively referenced in the Galway Co. Council Rural House Design Guidelines 2005 under a number of different headings  see p3, 15, 34, 35, 39, 42, 43 &, 44

DESIGN CONCEPT

Traditional Irish long form imposed on triangular site sloping into SW with house set at right angles to and rear section built into slope with overall building set upon paved terraces on two levels enclosed by

a circular stone walled rampart

2 storey dining room with study on balcony above

Diffuse lighting at stairs from 3no. punch windows

DAYLIGHT

The narrow plan form allows daylighting

of rooms from several sides and in the

case of the master-bed from three sides

 and three different window types

The main 2 storey element with formal fenestration addresses the public realm with front doorway at junction of wings

protected by an entrance canopy

Building elements define three separate zones of exterior space - front garden as buffer to public road - entrance courtyard to side and private terrace and vegetable garden to rear

SOLAR GAIN

An expansive curved conservatory living space which faces due south is enclosed between the wings of the dwelling and is the functional heart of the home linking all main living spaces

2 storey dwelling is linked to single storey element which accommodates workroom and conference functions both accessed from the central west facing courtyard with covered front door in crook of the plan

Main building of narrow plan storey and 1/2 format is orientated north-south with livingroom identified by a bay window which defines entry to the courtyard between it & adjacent shop/storage unit

SECTION 50 RESIDENCES

The project was developed to meet needs of student accommodation where S50 tax incentives were in place with 19no. 50sqm. residences and 3no. retail units achieved on a very tight site of circa 0.208ha (0.52acres)

at the Letterfrack Furniture School with 2no. bedrooms typical and shared kitchen/dining/livingroom

82no. semi-detached homes in two phases

to innovative clustered single orientation layout in lieu of standard back to back arrangement with most all rear gardens facing southwest

DESIGN DEVELOPMENT

Various options were studied to maximise

potential of a very awkward site with final design based on a 4.8m (16ft) frontage per dwelling unit. This was made possible by use of side entry, with hall/stairs rising through what is essentially a 3 storey home

As built front elevation of typical pair with apparent simplicity belying the expansive accommodation with typical unit size extending to 165sqm (1778sqft) and larger units of 178sqm (1912sqft) designed as bookend to each crescent
